The idea to develop your dream home on a rural property and enjoy the fruits of your labor can be exciting and creative, but daunting. A new buyer, property owner or contractor may not have experience to deal with the challenges of building on raw land. We at Land Use Concepts, LLC, have over 20 years experience and will advise and consult you on the possible uses of your property and provide information to help you through the Zoning, Planning and Environmental Health process in a manageable and constructive manner.

In order to build on a property, you will need two basic infrastructures for development as required by the Health Department, a septic system that meets standards and a potable water source. The process to development will require the following:

Site Evaluation with soil profile, percolation testing, and possibly winter water season testing. The site must be a certain size in various areas, have slopes that would allow for a sewages disposal system, maintain setbacks from waterways, cut banks and groundwater.
